Project consisted of the replacement of existing BUR and EPDM roofs with a new PVC membrane roof system. New exhaust fans, make-up air unit and roof top unit were incorporated into the work. Existing stone caps at exterior masonry walls were salvaged, cleaned, and reinstalled.

The project consisted of a new 8,300 SF wood-framed building with outdoor play area. Programmatic spaces included new preschool spaces, a learning resource center, new offices and support spaces. The tall corridor ceilings were designed to maximize the use natural light in the building. Light entering the corridor filters into the classroom spaces by way of borrowed lights.

New exhaust fans, laboratory exhaust, and roof drains were incorporated into the work. The existing perimeter walls were raised to accommodate new tapered insulation to provide positive drainage.

In 2018, Civitects completed its design for the adaptive reuse of the former United Parish building located at 745 Wilson Road in Fall River. The building was purchased by Family Services Association was repurposed into a new child care facility. In 2019, the existing structure was completely renovated throughout and a new addition to the south provides expanded classroom spaces. The new facility includes infant, toddler and pre-school classrooms, office and support spaces. The new square and rectangular windows are set at different elevations to allow both children and adults to have different views of the outdoors. The windows are set in a random pattern to give the addition a more playful feel.

The adaptive reuse of existing buildings, such as the former United Parish, significantly reduces the amount of construction waste and its impact on the environment. Through creative problem-solving, Civitects managed to address our client’s programmatic needs within the majority of the existing building footprint.

At thirty-years old, the existing 4-ply BUR roof system was approaching the end of its useful life. A new EDPM system was installed to match similar roof replacements elsewhere at the building. Modifications included the raising of HVAC curbs where required; plumbing vent extensions and the relocation of plumbing vents that were too close to existing to remain RTU’s; replacement of the lighting protection system at areas of work and new guardrails at existing courtyards.
